A hotel, restaurant, office or residential development may buy several categories from different factories. FF&E usually refers to furniture, fixtures and equipment; OS&E refers to the operating supplies and equipment needed to run the property. The exact boundary varies by project, so the item list matters more than the label.
Send the schedule your project team actually uses. Identify item codes, room types, quantities, dimensions, finishes, required performance and the person who approves each category. We review what can be included in a China-side sourcing assignment and which categories need specialist input.

Turn the room schedule into a supplier-ready brief
- Assign a unique code to each item and keep it on quotations and packing lists.
- Separate guest rooms, public spaces, back-of-house and spare quantities.
- Link each item to its current drawing, finish sample and specification.
- Record the approval owner and the date the factory needs that decision.
- Set the required arrival stage rather than assume one delivery fits the whole project.
For repeated room types, check that quantities include the project team’s approved spare allowance. Keep custom millwork or built-in items connected to site dimensions and approved drawings. Site measurements and installation design remain the responsibility of the qualified project team.
Furniture samples, finishes and mock-up approvals
Furniture quotations need construction details as well as appearance. Frames, boards, upholstery, foam, hardware, finish and assembly can materially change the cost and useful life. Ask suppliers to quote the specified build and identify proposed alternatives separately.
A finish board, fabric cutting or sample unit should be labeled with its item code and revision. Where a mock-up room or prototype is required, agree which items must be reviewed together. A bedside table, wall fitting and headboard can each look correct on its own and still conflict when assembled.
We coordinate supplier questions and sample feedback within the assignment. Your designer or project representative approves the design and any substitutions. Bulk production should begin from the recorded approval, with later changes treated as decisions that may affect cost and timing.
Follow several factories without losing the item-level detail
Multi-supplier procurement needs a shared tracker: factory, item, quantity, sample status, production date, inspection status, packing details and readiness for collection. One delayed custom item can change the container plan, while an early supplier can create storage costs.
We can coordinate the supplier updates and highlight issues that need your decision. For a staged opening or fit-out, group the shipping plan around the installation sequence and receiving arrangements. Confirm whether a part shipment is commercially sensible before accepting additional freight or handling costs.
Inspection should check the characteristics relevant to each category. Furniture may need dimension, assembly, finish and packing checks. Electrical, fire-performance or other regulated characteristics need the appropriate qualified assessment. See our quality control service.
Plan protection, identification and receiving before dispatch
Large furniture can consume significant container space and suffer damage if packaging is poorly matched to handling. Decide whether items travel assembled or knocked down, how fragile finishes are protected, and where hardware or spare parts will be packed. Carton markings should let the receiving team identify items without opening every box.
Agree the packing list by item code, quantity and carton count. If delivery is phased, identify which cartons belong to each stage. Our consolidation and shipping service connects these details to receiving, storage and loading.
A procurement proposal should separate goods, agent work, sample costs, testing, storage, freight, destination charges and installation. This gives the project team a workable budget rather than a furniture price that leaves the rest of the job unresolved.

Yes. Send the item schedule, drawings, finishes, quantities and approval process. We review the China-side work and quote a specific procurement scope.
Can you provide interior design or engineering sign-off?
Design coordination can be discussed, but professional interior design, architectural, structural and engineering deliverables require an appropriately qualified provider and a separately agreed scope.
Can several suppliers ship in one container?
Suitable orders can be consolidated when timing, dimensions and cargo compatibility allow. Collection, storage, repacking and freight costs are quoted for the project.
